If you’ve driven past the southwest corner of Bell Road and Boswell Boulevard lately, you’ve probably noticed it. A Take 5 Oil Change sign went up, construction started… and then everything just stopped.

Naturally, that raises the question a lot of residents are asking: what happened?

Yes, This Was a Real Project

This wasn’t just a proposed idea or a maybe-someday development. The site was clearly moving forward:

  • A branded Take 5 Oil Change sign was installed

  • Site work and early construction began

  • The property had already cleared the early planning and permitting hurdles

Projects don’t get that far without approvals in place, so this wasn’t speculative. It was happening.

So Why Did Construction Stop?

Right now, there hasn’t been a public announcement explaining the pause. But based on how these types of projects typically work in Sun City and across the West Valley, there are a few likely scenarios:

1. Permit or Inspection Issues

Even after construction begins, projects can get held up if something doesn’t pass inspection or needs to be revised. That could be anything from drainage to traffic access to utility connections. Bell Road is a busy corridor, and access points in particular can be a sticking point.

2. Utility or Infrastructure Delays

Connecting water, sewer, and power isn’t always straightforward, especially in older areas like Sun City. If something unexpected comes up underground, work can pause until it’s resolved.

3. Contractor or Scheduling Gaps

These quick-build retail projects rely on multiple subcontractors lining up perfectly. If one piece of the puzzle falls out of place, it can stall the entire job.

4. Financing or Corporate Timing

Take 5 has been expanding aggressively across the Phoenix area. Sometimes projects get slowed or paused as companies adjust budgets, staffing plans, or opening timelines.

5. Waiting on Final Approvals

In some cases, vertical construction starts while final approvals are still being processed. If those hit a delay, the site can sit idle until everything is signed off.

Is the Project Dead?

Probably not.

The biggest clue is that construction actually started. Developers and national tenants like Take 5 don’t typically walk away from a site after investing in permits, site work, and branding unless something major changes.

More often than not, a pause like this means:

  • The project is delayed, not canceled

  • Work will resume once whatever issue is holding it up gets resolved

What This Means for Sun City

That corner of Bell and Boswell has been an underutilized piece of land for a while, so any development there is going to draw attention. A Take 5 location would bring:

  • A convenient quick-service option for residents

  • More activity to that stretch of Bell Road

  • Another example of national brands targeting the Sun City area

For now, though, it’s a waiting game.

We’ll Be Watching

As soon as there are updates, whether that’s permits moving again, construction crews returning, or any official word, we’ll share it.

Until then, it remains one of the more noticeable “what’s going on here?” spots in Sun City right now.
